Pineapple Financial has initiated the migration of $1 billion worth of mortgage records onto the Injective blockchain, marking one of the most substantial debt-tokenization deployments in traditional finance to date. The Canadian mortgage firm announced plans to scale this effort to encompass more than $10 billion in historical loan data, turning thousands of individual housing files into verifiable onchain records. By digitizing dense, paperwork-heavy mortgage documentation into cryptographic ledger entries, Pineapple is targeting the structural inefficiencies that have plagued secondary mortgage markets and credit servicing for decades.
The choice of Injective—a Layer-1 blockchain tailored for financial primitives—highlights a growing preference among institutional mortgage technology providers for dedicated, low-latency Web3 infrastructure. Mortgage processing traditionally relies on a convoluted ecosystem of title companies, custodians, and primary lenders, leading to delayed settlement times and high operational costs. Moving loan provenance, borrower repayment histories, and asset encumbrances onchain provides a single source of truth. This shift enables real-time auditing, minimizes fraud, and replaces manual reconciliation with automated smart contract logic.
This strategy aligns with the rapid acceleration of the real-world asset (RWA) tokenization movement, which is expanding beyond simple, liquid instruments like U.S. Treasury bills into more complex consumer and commercial debt products. Bringing residential mortgages onchain allows institutional investors to analyze collateral risk at a far more granular level than traditional mortgage-backed security (MBS) pools permit.
